Two people 8 hours per day typical, sketching, drawing, reading, word processing, calculating, modeling, organizing, collaborating, importing/exporting, editing, and compiling drawing sets.

For raised floors, additional floor system showing post and piers, pads, girders, floor joists, blocking, subfloor sheathing.   • New project drafting. Floor Plans**. Including, but not limited to: Floor layout, room layout, ceiling heights, door and window location, egress and lighting, kitchen and bath layout, casework layout, fixture layout, attic access, floor coverings, section callouts, detail callouts, exterior and interior dimensions, code notes, plan notes, key notes, construction assemblies and legends, abbreviations.   • New project drafting. Roof Framing Plans. Including, but not limited to: Roof lines, ridges, rafters, hips, valleys, jacks, sub facias, rakes, outlooks, purlins, purlin supports, gables, blocking, openings and headers, roof mounted equipment supports, sheathing, eave and rake sheathing, rafter ties. Trusses and Truss Calculations by others. Per hour.
  • New project drafting. Section and Details Plans. Including, but not limited to: Referenced callout sections on floor plan, referenced details on floor, elevation and section plans, framing details, connection details, installation details, construction assemblies and legends, code notes, plan notes. Per hour.
  • New project drafting. Mechanical*, Electrical and Plumbing, Energy Plans. Including, but not limited to: 
    1. Electrical load calculations. Service and neutral sizing, main panel specs and location, branch circuits, receptacle layout, lighting loads and layout, low voltage layout, electrical fixture schedule, legends, abbreviations, code notes, plan notes.
    2. Mechanical* calculations. Sizing, heating, ventilation and air conditioning equipment sizing and location, duct sizing and location, plenum, return and register size and location, HVAC schedule, legends, abbreviations, code notes, plan notes. *(By others)
    3. Water Supply calculations. Sizing, main water meter location, pressure relief valve size and location, hot and cold supply location, coordinated with Fire Protection.

  • **A planning clearance will be required prior to plans accepted for building plan check. This review is separate from the building plan check and will incur additional costs if planning department corrections are needed.
Here are the base costs that go into actual estimates. Some project conditions modify these base costs. Stories modify the total square feet of floor being drafted.
Structural, Trusses, Mechanical, Fire Protection, Photovoltaic, City/County, School fees are not part of our scope and are performed by others at an additional cost to the Owner.
